What is the difference between fixtures and fittings?

The best way to work out a fixture or a fitting is to imagine tipping your house upside down. Everything that would fall out would be classified as fitting, including personal possessions like free-standing furniture, appliances, kitchenware, pictures, and hanging mirrors.

Everything which is still attached is classified as a fixture, including any plugs, light fittings, cupboards and worktops etc…
